Building and timber pest inspections assess different aspects of a property. Enquiring about both gives you a way to discuss visible condition alongside evidence of timber pests and related damage. Each scope has its own limitations and should be understood before the inspection.

Understand the limitations

Arranging both scopes does not remove the limitations of a visual inspection. Concealed defects or activity, restricted access and the property’s condition at the time can affect observations. Reports support informed questions; they do not guarantee a defect-free or pest-free property, set its value or replace contract advice.

Surface temperature differences can highlight an area that needs closer investigation. Thermal imaging does not see through walls.
