Timber pest inspection.
Assess accessible areas for timber pest activity, damage and conducive conditions.

Know what is included.
A timber pest inspection considers evidence of timber pest activity and damage within its agreed scope. It answers different questions from a building condition inspection. A property can require both scopes, even when it appears well maintained.
Evidence, access and follow-up
- Evidence of timber pest activity in accessible areas within scope.
- Observed timber damage and relevant conditions recorded in the report.
- Limitations caused by concealed timbers, stored goods or restricted access.
- Recommendations for further assessment or specialist attention where appropriate.
Understand the limitations
Concealed activity may be present even when no evidence is visible during an inspection. Findings describe observations at the time and do not guarantee that a property is free of pests now or in the future. Treatment, prevention systems and ongoing monitoring are separate matters to confirm with the relevant provider.
Before your inspection
Provide the address and any previous timber pest reports or treatment information available to you. Tell us about areas you are concerned about and arrange access where possible. Do not disturb a suspected area just to prepare for an inspection; discuss the concern when booking.

A closer look
The right tools. Thoughtful interpretation.
Technology supports the inspection. Tool use is agreed for the inspection scope.

Follow the signs of moisture.
Moisture readings help investigate areas of concern and guide further checks. They are interpreted alongside visible conditions.
What a reading can tell you +
An elevated reading may indicate moisture in a material. It does not, by itself, establish the source or extent of a leak.

Look at temperature patterns.
Surface temperature differences can highlight an area that needs closer investigation. Thermal imaging does not see through walls.
How thermal imaging helps +
Patterns can support investigation of moisture or insulation concerns. Findings need confirmation; the tool does not guarantee that all concealed issues will be found.
