Pre-auction inspection.

Ask property condition questions before auction day. Send the address and auction date so inspection access and report timing can be discussed early.

Know what is included.

An auction timetable can leave little time to assess a property. A pre-auction inspection enquiry helps you plan the condition checks you want before deciding whether to bid. Availability and report delivery must be confirmed for your particular deadline.

Prepare before the auction

  • Confirm whether building, timber pest or both inspection scopes are required.
  • Arrange access with the selling agent or owner before the auction.
  • Share the auction date and the date by which you need to read the report.
  • Allow time to discuss findings and any further investigations recommended.

Understand the limitations

An inspection provides information about observations within its scope. It does not decide whether you should bid, set a purchase price or replace advice about auction conditions and contracts. Discuss those matters with your solicitor, conveyancer or other adviser. If the seller supplies a report, check its author, purpose, date, scope and limitations before relying on it.

Before your inspection

Send the property listing, address, auction date and agent contact details if known. Identify whether you need a report for your own decision or are enquiring on behalf of a seller. Do not assume an inspection can be arranged after bidding but before the contract becomes binding.
