Building inspection.

Understand visible defects, maintenance concerns and areas that need a closer look.

Inspector checking roof framing and sarking in a roof space

Know what is included.

A building inspection helps buyers and sellers understand observed property condition. It records findings within an agreed scope, rather than promising that every defect will be found. Tell us how you intend to use the report so the inspection agreement matches your decision.

What a building inspection can cover

  • Accessible interior and exterior areas included in the inspection agreement.
  • Roof areas, roof spaces and subfloors where included and safely accessible.
  • Observed defects and photographs that help explain the findings.
  • Access restrictions and recommendations for further investigation.

Understand the limitations

A visual inspection cannot reveal everything behind walls, beneath finishes or inside inaccessible spaces. Furniture, stored items and unsafe access may restrict observations. An inspection report is not a building warranty or a compliance certificate. Read its scope and limitations alongside the findings.

Before your inspection

Share the street address, property type, intended use of the report and purchase deadline. Mention additions, previous reports or particular concerns. Ask the agent or owner how access to locked rooms, roof spaces and subfloor areas can be arranged.

A closer look

The right tools. Thoughtful interpretation.

Technology supports the inspection. Tool use is agreed for the inspection scope.

Moisture meter reading taken on bathroom wall tiles

Follow the signs of moisture.

Moisture readings help investigate areas of concern and guide further checks. They are interpreted alongside visible conditions.

What a reading can tell you

An elevated reading may indicate moisture in a material. It does not, by itself, establish the source or extent of a leak.

Look at temperature patterns.

Surface temperature differences can highlight an area that needs closer investigation. Thermal imaging does not see through walls.

How thermal imaging helps

Patterns can support investigation of moisture or insulation concerns. Findings need confirmation; the tool does not guarantee that all concealed issues will be found.
